Many municipalities do not post tax sale lists online, they only publish the auction information in the local newspaper.
And, once we find the auction many municipalities require you to bid in person.
But, we have processes for finding them. Over several years we have attended many auctions, some with only a few people present.

Opportunity doesn’t find us, we have to find it.
We have to constantly search for sales and auctions. There certainly isn’t one source of information of available properties, even in this day and age.
We go to the properties to evaluate them in person. Each one! Then we gather as much information history about the property as we can.
We must understand the laws governing the sale and what rights we have if we purchase a distressed property.
Some of what we do in simple terms:
- Finding Sales/Auctions
- Retrieving the data and format it into a usable format
- Filtering the list for viable potential deals
- Traveling to the properties for a first hand evaluation
- Research the history of properties we might purchase
- Acquire the chosen properties
- Schedule maintenance
- Preserve each asset
- Remedy outstanding property taxes or other issues
- Work with our vendors to clear any issues with title
- Manage the sale of the property
